Here is the Year End 2007 Office Trends Report.
Here are the Pinellas Trends reports for both Office and Industrial real estate. The data concerns the third quarter of 2007.
Here is our trends report for the Office commercial real estate market in Pinellas County. Overall we have seen a rise in rental rates, but vacancy has been up and down, depending on the submarket. Bayside and South Pinellas saw slight declines in vacancy, but there was an increase everywhere else.

Here is our trends report on the Industrial and Flex commercial real estate market in Pinellas County for the 2nd quarter of the year. Overall we have seen a tightening of the market. Vacancy has gone down, and there is no new construction to speak of. With the lack of space available, average asking rents have continued to increase.

Construction is winding down on a new venture at Sarasota/Bradenton International Airport, Hangarminiums. Rectrix Aviation is building a 22-acre development that will lease hangar space to large private aircraft, as well as house a passenger facility and 24-hour line services for planes based out of the airport, and those just passing through.
Rectrix aquired Sarasota/Bradenton’s former maintenence facilities for $1.8 million, money that the airport will spend improving its infrastructure.

Florida International University’s Center for Leadership has released their list of the state’s top 50 women-led businesses(.pdf document direct link), and the Tampa Bay Area had an extremely strong showing. 13 companies were on the list –which is ranked by revenue — including Peter R. Brown Construction (president Judy Mitchell) at number 2.

MetLife Inc. is all set to go before the Tampa City Council tonight to get a re-zoning of their 32 acre campus at 4010 W. Boy Scount Blvd. They have held the property since the 70s and have a 240,320 square foot office building there, as well as a few smaller buildings. The plan is to build a $200M mixed use complex with 700,000 square feet of office, 260 rental residential units, and 80,000 square feet of retail space available.
Despite having 18.3% vacancy in their main building on the site, it will stay there and continue to be leased out.
MetLife itself occupies very little space on the site, after reconsolidating their operations in an area off I-75 north of Tampa.

Dr. Stephen Leatherman, aka “Dr. Beach” has come out with his annual list of the 10 best beaches in the country, and the Bay Area has yet another strong showing.
Caladesi Island in Clearwater came in number 2 on the list for the second year in a row, and Siesta Key near Sarasota bookended the list at number 10. Along with Lighthouse Point Park in Daytona Beach (number 9) Florida has 3 beaches in the Top 10, more than any other state.

The Greater Tampa Chamber of Commerce succeeded in bringing higher paying jobs to the Bay Area over the last year. The average yearly salary of jobs brought in this year was $52,362, up 35% from the $38,796 average of jobs brought to the area in 2005.
Unfortunately this came at the expense of the number of new jobs. Only 1,545 were brought in, less than half of the 3,288 of 2005. The Chamber invested roughly twice as much money in luring in new companies this past year, over $166 million.
